The Challenge

Based in Centennial, Colorado, WellDyne needed a Southeastern operations center to serve its rapidly growing customer base in that region. Staffing several hundred pharmacists, pharmacy technicians, and customer service representatives would not be an easy task in any location, but the real estate requirement was one of the project’s biggest challenges.

WellDyne’s extensive shipping and receiving operations required dock-high space and the office component demanded a parking ratio that far exceeded the capabilities of most industrial or flex buildings. The timing was also a critical factor in the project’s success.

The Solution

Maxis Advisors provided support by analyzing potential locations in the Southeastern United States, negotiating financial and workforce support, and identifying the ideal real estate solution.

The Results

Preliminary results revealed advantageous locations in three states. A further analysis produced a short-list of equally compelling locations. After an extensive real estate investigation which included site visits and facility inspections, Maxis Advisors identified at least three suitable buildings in each competing location. In addition to finding the optimal site, Maxis Advisors negotiated over $3 million of incentives support, representing a significant portion of the capital allocated for the expansion project.
