HVAC Equipment Company Selects Greensboro for Headquarters Expansion

James M. Pleasants Company Inc. (JMP), a major distributor and sales representative for HVAC, plumbing, and other industrial equipment, will consolidate its Greensboro operations into a new facility, creating 40 jobs and investing $30 million in the City of Greensboro and Guilford County.

JMP was established in 1958 and is headquartered in Greensboro, NC. Today they have several locations across the southeast. JMP represents over 50 product lines that create solutions for energy efficient water, steam, and condensate systems for manufacturers. With over 200 employees across the parent company and subsidiaries, JMP has fostered a strong company culture. The average employee tenure is 15-20 years, and the company takes pride in their ability to retain and attract exceptional talent. The talent spread consists of skilled/talented shop level, engineering, and management level employees.

In addition to a positive company culture, JMP invests in the Greensboro and Guilford County community through the Guilford Apprenticeship Partners (GAP) Program, the JMP Summer Internship Program, and Molding Kids for Success. Through these programs, JMP provides STEM education to elementary and middle schoolers and trains current and rising college students in areas including accounting, sales, order fulfillment, manufacturing, design and IT. Following the GAP program, JMP has hired several apprentices full-time. JMP also offers free training and education within the HVAC and plumbing industry, with hundreds of participants each year.

Part of JMP’s growth plan is to consolidate 3 existing Greensboro locations into one new facility. The new facility will house their headquarters, distribution, and light manufacturing operations. With a capital investment of $30 million and 40 new high-paying jobs, this project is a big win for North Carolina. The consolidation will also open three warehousing/manufacturing facilities to be leased to new users, adding a total of 110,000 SF back to the market.

Maxis Advisors was employed to assist with site selection and to negotiate discretionary incentives on JMP’s behalf. A special thank you to our wonderful partners at the City of Greensboro, Guilford County, Greensboro Chamber of Commerce, North Carolina Department of Commerce and the Economic Development Partnership of North Carolina.

Maxis Advisors played a critical role in helping us navigate the complexities of selecting a location and securing incentives for our first production facility. From the beginning, they understood our priorities and provided guidance to ensure our final location supported our construction timeline, Department of Energy grant goals, and long-term operational needs. Most importantly, their team’s strong relationships with states and communities matches our organization’s culture and values, and we are grateful to have them as a partner.
